  I am not sure how you found this website or why you are here... You may have been referred by one of the 75,149 readers of my Property Tycoons Newsletter or you may have luckily stumbled upon this website from the search engines...

  However you came to be here, I would like to extend a very warm welcome to the most valuable property investment website on the entire Internet!

  So, who am I and what am I doing pasting my picture all over the Internet?

  My name is Parmdeep Vadesha and I grew up in an area populated by  mainly "low income Asian families" as described by its ACORN profile. At the time of writing the unemployment count is 295 (the English average is 15) and the burglary rate is twice the English average.

  After attending the local primary school I studied at one of the worst performing secondary schools in the country - we soon became the first school in the country to hire a full time security guard not long after the head teacher received a death threat from an anonymous pupil. It was eventually closed down.

  No, I did not just tell you that for your 'sympathy vote'. I want you to be aware of where I have come from so that you can clearly comprehend my achievements (see below) to convince yourself that if somebody with my "background" can make something of his life and build successful businesses then you certainly can no matter where you are now.

  I started in property whilst working night shifts at a Walkers Crisps factory in Leicester for £5 an hour (click here for proof). To give you an idea of my achievements at the time of writing I:

• Have built a portfolio of buy to let properties here in the UK. My properties are located in Leicester, Birmingham and Derby. I also own an exceptionally well located apartment near Puerto Banus in the South of Spain purchased no money down (I can see the Mediterranean and African mountains on the horizon from my balcony). • I'm in the process of building almost £5m worth of property here in the UK from scratch - more pictures and detailed commentaries to be added soon...

• Run a group of hugely successful information publishing business on a part time basis which by themselves consistently make me over £5,000 per week...
• Have recently purchased a stunning 1.5 acre plot upon which I will build a luxury detached 5,000 sq ft home for myself and my family. To help my Tycoons community newsletter readers learn how I did it I'll be documenting the project in my blog (click blogs from the top of the screen). Here's a picture of the existing property - I will be knocking this down in a few months time and as you can see the plot is quite overgrown at the moment:

• Lend my spare capital to other business people in the form of bridging loans and property development finance...
• Am regularly called upon to speak to young entrepreneurs, especially those from similar underprivileged backgrounds...
• Regularly speak at property events attended by over 200 people at a time (click here to watch some of my recorded speech's on video)...

• Work with the 'young enterprise' charity to help youngsters from all backgrounds learn about life in business. In the past I have mentored students who then went on to build successful speed dating and mail order businesses...
• Have acquired properties and built businesses that allow me to spend my time doing whatever I wish to do...
• Speak at the Property Investor Show in London - the premier property investor show in the UK attracting over 15,000 visitors in a single weekend. At the 2007 show myself and a couple of friends hosted packed out seminars for thousands of property investors over the course of three days...

• My businesses are 95% run by other people which gives me great freedom over my time... for example in 2006 (at the age of 25) I had more then enough spare time to get married, buy a few more dream cars, build several more businesses, run two sold out property investment workshops, speak at over 12 separate events, double my income, travel to India, Estonia, Latvia, Spain, Japan, Thailand, Chicago, Toronto, Amsterdam and Hong Kong on nine separate trips... In 2008/2009 I plan to spend a lot of time managing the construction of my new home.
• The property business also allows me to spend as much time with my family as I like. I spend two hours a day at the gym and I keep my body in excellent shape through a good diet and daily yoga program. I firmly believe no amount of success is worthwhile unless you have the core foundations of good health and a happy family life.

  I also believe success is when you do not worry about money. For example, you eat what you want to eat and you go where you want to go whenever you feel like it.

  You do not worry about money because you have created assets which pay all your expenses for you and leave plenty left over for investments and giving away to charity.

  This feeling of solid security, contentment, true freedom and richness in every sense of the word is a wonderful thing you can have if you build your businesses correctly!

  So how did I get to where I am now and more importantly, how can you use my experiences to achieve financial freedom and success for yourself?

The Turning Point...

   At the age of 21 (October 2001 to be precise) I began to seriously think about what I wanted to do with my life. I noticed that my father subscribed to a monthly newsletter focusing on property...

  I had a quick read mainly out of curiosity and found that ordinary people like me were regularly visiting property auctions and picking up properties at almost half their true market value!

  Being young and naive I instantly believed with all my heart that I could do the same without any money or experience and nobody (not even experienced developers) could convince me otherwise!

I knew right there and then, my future lay in property...

  I didn't have any spare cash to spend on going out and enjoying myself like most of my peers so I locked myself away an devoured every single piece of free information to do with property that I could find on the Internet.

  Eventually, I ended up singling out the American Real Estate websites because the Americans seemed to be much more advanced and creative in their 'real estate' strategies than us Brits...

  Now that I knew how the property business worked I ordered most of the auction catalogues and in the meantime I wrote a short business plan for potential investors.

  I arranged meetings with as many established business people in Leicestershire as I could find and explained that I wanted to find properties for them in exchange for a finders fee upon completion. I chose business people because I knew they all played the property game in their spare time...

  Most of them politely rejected me but...

I ploughed on and kept at it until a couple of brave souls agreed to work with me...

  I planned to buy undervalued properties with other peoples cash, do them up, place tenants in them, remortgage to release enough cash to pay the investors off (plus interest) and then repeat.

  The idea of creating a lifetime of income and wealth using a little bit of my time, somebody else's funds and a trusted builder really appealed to me.

I picked up my first property by October 2001...

  This led to me placing an advert in the local newspaper which cost me over £200 per week to place.

  The advert, although very poorly written and badly designed (marketing wasn't my 'thing' then) pulled in enough deals for me to pass onto other people and generate some working capital for myself.

  In the meantime I worked 8 to 10 hour night shifts at Walkers Crisps in Leicester to pay for the ad and my living expenses. After my night shift I slept 4 or 5 hours in the morning and then spent the rest of the day finding properties for my contacts.

  I lost 3 stones in weight, ended up with rings around my eyes and generally looked like crap due to lack of rest.

  I knew something was wrong when at the age of 23 people would genuinely compliment me for looking 'around 30 years old' expecting me to thank them (not that there's anything wrong with being 30 years old but you know what I mean!)

Portfolio Building...

  After a while I became convinced that property auctions were going to be my ticket to financial freedom.

  I already spent a lot of time either searching for property to buy, leafing through catalogues or reading property related books/websites.

  Then I would visit 3 or 4 property auctions per month to buy properties or just to mingle with other developers.

  By March 2002, I had bought a few plots of land, which I quickly sold for marginal profits as well as picking up six more tenanted houses just outside Leicestershire and another six in the North of England.

  Then we hit the property boom and every man and his dog decided to come to auction. The professionals dropped out and I followed suit.

  Now I needed another channel to source properties and it was then that I met up with a group of big property developers.

Property Finding...

  One of them (a speculative developer) had heard about my work with auction properties and wanted me to source development opportunities for him.

  I had a little experience of property development as I had bought and sold a few plots of land but my usual source of property (the auction houses) were now swamped with cash rich amateur investors...

  Aimlessly driving around looking for potential plots wasn't an option either so I turned to the commercial property magazine - the Estates Gazette.

  I would seek out properties that could one day gain residential planning permission. This included open land, factories, warehouses, shops, petrol stations, houses with adjoining land and even a former public loo!

  I found the majority of plots that had already gained detailed planning permission were pretty much priced to conform to the 30/30/30 developer ratio (30% land cost, 30% build cost, 30% profit).

  Properties with outline residential permission or no planning at all usually offered better potential and allowed my contacts to be more creative.

  As well as the advertised property I would always ask about other properties the institution had on the market (or were about to place on the market).

  I found some superb bargains by concentrating almost exclusively on properties that were not widely advertised in the magazines or the Internet and that's how I learned the importance of always searching for properties that are not widely advertised.

  I would pass the promising properties and plots on, and take a 1% finders fee + bonus if my contacts purchased the property.

Leverage...

  These developers taught me how to work effectively with estate agents so I now had estate agents calling me with bargain development sites, off plan opportunities and residential properties.

  Quite often I would find myself with so many deals that I simply could not find the time to research them all!

Meeting Mentors...

  I carried on buying up properties from highly motivated sellers and making more contacts. It was during the winter of 2003 that I began to meet some truly great property people.

  People who talked the talk AND walked the walk - I had met the people who would eventually teach me the secrets of success.

  I kept up frequent communications with my new property friends as well as offering to help them whenever I could (very important point to note if you want to get ahead in any business).

  We eventually became close friends and if it wasn't for their constant guidance, support and encouragement I certainly wouldn't be where I am today.

The Web...

  I have always kept a very close eye on the Internet and especially the property related websites.

  I had already begun working on a property investment course aimed towards teaching property entrepreneurs my techniques of finding bargain properties without falling prey to the rip off merchants.

Why?

  Because I genuinely felt that I had ample qualifications and experience to be able to help others achieve similar goals.

  I had also become sick and tired of reading the same re-hashed theoretical techniques that every property/real estate book seemed to promote.

  Fancy graphs, spreadsheets and sitting indoor's looking at a computer screen will not make you a property millionaire!

  Getting out there making contacts, talking to the right people, finding motivated sellers and knowing your own area inside out definitely will.

  I could not find a single book or Internet site teaching investors (old and new) how to find undervalued property or negotiate a great property deal...

  Of course there is a very good reason for this!

  The people who really knew how to source bargain property didn't want to give away their secrets and decided instead to find the properties and sell them to other investors since that is the best way to profit from the knowledge.

  Or they just quietly went about building their own portfolio of bargain properties like I did.

  I decided to write a course describing my practical tricks and techniques for building an income portfolio of bargain properties in your own area using very minimal funds.

  I let my property friends have a look at it, and they all agreed they had seen nothing like it...

So what am I up to now?

I have 3 definite aims for the future:

1. Help other property investors and developers build their own profitable property portfolios or generate fast cash from buying and selling undervalued properties.

2. Build the largest and most successful community of like-minded property entrepreneurs to share ideas, strategies and deals.

3. Create life long friendships with property fanatics like you!

  What do I get out of all this? I get a consistent stream of contacts, deals and financing opportunities passed my way. I didn't have to do any of this and I suppose I could have just carried on buying more properties but where's the fun in that?

  Through my various property related websites (my main site being www.TheTycoonMethod.com) I get to meet lots of new property people just like yourself with whom I can form friendships, share ideas, start businesses and do deals.

  This is what the property business is all about!
